110sq Mtr + 40 sq Mtrs barn conversion under construction. Now that the new roof and floor have been completed to this listed barn, it is awaiting windows and internal finishings. The client was previously told that it was impossible to extend the Barn due to the historic value to the community, hence the partial renovation.
However when we were asked to get involved with the project by the client, we put forward our ideas to the local commune and completed a very difficult negotiated to extend the barn by 40 sq Mtrs. Albeit with the proviso to renovate another smaller historic building on the site which is in a very bad state of repair.
The barn will have 3 bedrooms and 2 bathrooms and be part of a development consisting of a 4 bedroom 2 bathroom farmhouse with a portico, another two storey historic barn for storage (to repair), a stone courtyard with an original well and a new pizza oven. With future plans for a swimming pool to be located in the half acre of grounds.

This project of an existing property in Emilia Romagna italy was in need of major refurbishment.The foundations were underpinned, the walls and roof space were insulated, new double glazed windows were installed, the large portico constructed and the external walls rendered and painted. Inside the house the heating system was upgraded, integrating gas and a log burning stove to a hot water accumulator which will also be connected to solar panels at a later date.
The ground floor,originally a garage was converted into a lounge/diner and kitchen, space under the balcony was converted to a downstairs loo.The first floor converted into three bedrooms, an en suite and family bathroom.
 
This new build home was designed and constructed to a very high standard making good use of solar/gas/woodburner integrated heating system and insulation. Most of the materials were sourced locally but some were bought in from the UK or Sweden to enable a higher standard of efficiency at lower cost.
