Buying Property In Italy
In Italy the property sale is supervised by the Geometra, their activities are somewhere between an architect and a Surveyor in the UK. When a buyer is found a binding contract is drawn up called a Compromesso whereupon a deposit for the property is made.The documentation is submitted to the Notaio a Local Authority's agent who represents the vendor and buyer. The Notaio prepares all the documentation and legally approves the sale and the transfer of deeds is made.
The decision to employ a Solicitor is up to the individual, although it would be unusual for Italians to do so unless obscure circumstances dictate.
As in the UK an Estate Agent (Agenzia Immobiliare) is a commission base organisation that advertise property for sale on behalf of the owner.

Private Sales    

Some Vendors wish to sell their property to avoid employing an Estate Agent, as part of our services we impartially feature property as a private sale. Instead of a commission we offer the possibility of our professional services listed on our home page to both vendor and buyer and will negotiate an agreeable price to both parties. This avoids any inflated evaluation that might exist and therefore the prices shown are for guidance only.
All the properties featured have been registered with a local Geometra ready for sale.
The Vendor will still be required to follow the correct proceedures in order to process the transfer of deeds as set out in Italian law.
If you have found a property with an Agent it is still possible for us to negotiate on your behalf. We have the knowledge and experience to evaluate the situation to see if the amount you are paying is correct.

Work in Progress

Below are two of the properties under construction. Much of our work is in the planning and details of the individual projects. Although the system in Italy is relatively straight forward, it is in everyones' interest to have all the relevent documentation in place before the build can proceed.

New construction of our ecological flagship design. With the ground work and foundations completed the metal re-enforced insulation panels are assembled.
When this stage of the structure has been completed a special concrete render is applied to all the surfaces to make the walls and floors structurally sound and encapsulating the insulation.

110sq Mtr barn conversion under construction.Now that the new roof and floor have been completed, it is waiting windows and internal finishing. This will be carried out by the owners on this self-build project, we will be there on a consultancy basis only.  
 
 

Completed Projects

This project of an existing property was in need of major refurbishment.The foundations were underpinned, the walls and roof space were insulated, new double glazed windows were installed, the large portico constructed and the external walls rendered and painted. Inside the house the heating system was upgraded, integrating gas and a log burning stove to a hot water accumulator which will also be connected to solar panels at a later date.
The ground floor,originally a garage was converted into a lounge/diner and kitchen, space under the balcony was converted to a downstairs loo.The first floor converted into three bedrooms, an en suite and family bathroom.
  As featured on the homepage, this new build home was designed and constructed under the management of CasaVerde to a very high standard making good use of solar heating and insulation.
Most of the materials were sourced locally, some were bought in from Sweden to enable a high standard of efficiency.
